Tampa
Tampa is where we do the most work in Hillsborough County, and the roofing needs span the full range. South Tampa has older homes — many from the 1920s through the 1960s — with a mix of shingle, tile, and flat roofs on historic and mid-century structures. These homes often need careful work that respects the original architecture while bringing the roof up to current wind code.
North Tampa and New Tampa are newer — most of the housing stock is from the 1990s through today, predominantly shingle roofs that are either approaching or past their first replacement cycle. We do a high volume of shingle re-roofs in these areas.

Brandon & Riverview
Brandon and Riverview are Hillsborough's biggest suburbs and they're growing fast — Riverview especially. Brandon's housing stock is mostly 1980s through 2000s construction, which means a lot of shingle roofs that are now 20–30 years old and due for replacement. We do more shingle re-roofs in Brandon than almost anywhere else in the county.
Riverview's growth has been explosive over the last 15 years. The newer communities (post-2010) are still on their original roofs and doing fine. The earlier Riverview developments from 2000–2010 are starting to show their age — curling shingles, faded granules, and the occasional leak that signals the roof is entering its final years.
Both areas are predominantly shingle with some tile in the newer upscale developments. Commercial roofing along US-301 and Bloomingdale Avenue is a growing segment as well.

Fishhawk & Bloomingdale
Fishhawk is one of the most well-planned communities in Hillsborough County — it was the first certified green new-home community in the county. The homes are predominantly from the 2000s and 2010s with a mix of architectural shingles and some tile. The community's HOA has specific architectural standards, and we work within those specs on every job.
Bloomingdale is slightly older, with housing mostly from the 1980s and 1990s. Many of these homes are on their second roof and approaching time for a third. The neighborhood's mature tree canopy is beautiful but creates a specific roofing concern: debris accumulation in valleys and gutters, and shade that promotes algae and moss growth on shingles.

Lutz, Westchase & Keystone
These northwest Hillsborough communities share a similar roofing profile: established residential neighborhoods with a mix of shingle and tile homes, many built in the 1990s and 2000s. Westchase in particular has a strong HOA presence with architectural review requirements.
Lutz straddles the Hillsborough-Pasco county line, and the homes on the Hillsborough side tend to be slightly larger lots with more tree coverage. That means more debris on roofs, more branch-strike risk during storms, and more shade-related wear.
Keystone is more rural, with larger properties and a mix of residential styles including some metal roofing. The area around Keystone Lake tends to see more humidity-related issues — moisture under tiles, attic ventilation problems — than the drier, more suburban neighborhoods to the east.

Ruskin has a mix of older agricultural-area homes and newer development. The older homes often have original roofs that are well past replacement age.
Sun City Center is an age-restricted retirement community with over 30,000 residents. The housing is mostly single-story with shingle roofs, and the demographic means many homeowners are on fixed incomes and want honest guidance on whether a repair or replacement makes more sense financially.
