Lee County's roofing landscape changed permanently on September 28, 2022, when Hurricane Ian made landfall as a Category 4 storm near Cayo Costa. The barrier islands — Fort Myers Beach, Sanibel, and Captiva — took a direct hit. Thousands of roofs across Cape Coral, Fort Myers, and the surrounding mainland were damaged or destroyed.

Three-plus years later, most of the rebuild is complete, but the work isn't over. Many homeowners who did emergency repairs or temporary fixes after Ian still need permanent restoration. Cape Coral is the largest city in Lee County by population and one of the fastest-growing cities in Florida. With over 400 miles of canals and roughly 200,000 residents, the roofing volume here is enormous.

The housing stock is predominantly concrete block construction from the 1980s through today, with shingle roofs making up the majority. Many of the homes built in the 1990s and early 2000s are now due for their first re-roof. The canal-front homes deal with higher humidity and occasional salt exposure (depending on how close they are to the river or Gulf access points), which accelerates wear on flashings and pipe boots.

The older Fort Myers neighborhoods have a mix of shingle and tile roofs, many original or on their second roof. The newer developments south and east of the city are primarily shingle. These barrier islands took the worst of Hurricane Ian. Fort Myers Beach was devastated — entire blocks of homes and businesses were destroyed. Sanibel's causeway was damaged, cutting off access for weeks. Captiva saw similar destruction.

The rebuild has been massive and ongoing. Many properties have been fully rebuilt with new roofing systems designed to current high-wind code — standing seam metal and concrete tile are the most common choices for new construction on the islands because of their wind ratings and durability in the salt environment.

For properties that survived but sustained damage, the roofing needs range from tile replacement and flashing repair to full re-roofs where Ian compromised the structure. The salt air on these islands is aggressive — every metal component (flashings, fasteners, drip edge, pipe boots) needs to be marine-grade or stainless steel. Standard galvanized doesn't last here.

Bonita Springs and Estero sit at the southern end of Lee County, bordering Collier County. The housing here is a mix of gated communities (Bonita Bay, Pelican Landing, Coconut Point area), standalone residential, and commercial along US-41.
