Leak Detection and Repair

The most common call we get. Roof leaks in Florida are usually caused by one of three things: failed flashing around a wall junction or chimney, a cracked pipe boot around a plumbing vent, or underlayment that's broken down under the roofing material. We track the leak to its actual source — which isn't always directly above the water stain — and fix it at the origin, not just where the water shows up.

Shingle Repair and Replacement

Missing shingles, cracked shingles, curling shingles, shingles that blew off in a storm — we replace damaged sections and blend them with the existing roof. We carry common shingle profiles and colors on our trucks for quick repairs. For older roofs where the exact shingle has been discontinued, we source the closest match available.

Tile Repair and Replacement

Cracked, broken, or shifted tiles from storms, foot traffic, or age. We remove the damaged tiles, check the underlayment beneath them, and install replacement tiles. We stock common Florida tile profiles and can source specialty or discontinued tiles for older homes. If the underlayment under the damaged area has also failed, we address that at the same time.

Flashing Repair

Flashing is the metal that seals the joints where your roof meets walls, chimneys, skylights, and other vertical surfaces. When flashing fails — from corrosion, poor original installation, or storm damage — water gets behind it and into the structure. We remove the failed flashing, inspect for any underlying damage, and install new flashing with proper counterflashing and sealant.

Pipe Boot Replacement

Pipe boots are the rubber or lead collars that seal around plumbing vent pipes on your roof. In Florida's UV and heat, the rubber deteriorates and cracks — usually within 10–15 years. When it cracks, water runs straight down the pipe and into your ceiling. This is one of the most common and most preventable roof leak sources we see. Replacement takes less than an hour and solves the problem completely.

Ridge and Hip Repair

On tile roofs, the mortar along ridge lines and hip lines cracks and deteriorates over time. On shingle roofs, ridge cap shingles can blow off or wear out faster than the field shingles. Either way, the ridge and hips are where your roof is most exposed to wind and water. We reset tile ridge mortar, replace blown-off ridge caps, and reseal hip lines.

Storm and Hurricane Damage Repair

Do You Need a Repair or a Replacement?

A roof repair is appropriate when the damage is localized, the surrounding roofing material is in good condition, and the underlying deck is sound. A full roof replacement is recommended when damage is widespread, the roof has reached the end of its expected lifespan, or the cost of multiple repairs approaches the cost of replacement. A professional inspection determines which option is more cost-effective long-term.

A repair makes sense when the problem is localized — a few damaged shingles, a failed pipe boot, a section of bad flashing. If the rest of the roof is in reasonable condition and you're not within a few years of needing a full replacement anyway, a targeted repair is the smart move. It solves the immediate problem without spending money you don't need to spend.

A replacement makes sense when the damage is widespread, the roofing material is at or past its expected lifespan, or the deck underneath has significant water damage. In those cases, patching one spot just means another spot fails next month. You'd be paying for repairs on a roof that's telling you it's done.

Here's our rule of thumb: if a repair costs more than 30% of what a replacement would cost, the replacement is usually the better investment. And if you've already had two or three repairs in the last couple of years, the roof is giving you a clear signal.
