Manatee County is a tale of two roofing markets separated by a bridge.

On one side, you've got Anna Maria Island and its connected beach communities — barrier island properties with direct Gulf exposure, salt air corrosion, hurricane vulnerability, and strict building codes that reflect all of it. The homes are a mix of older beach cottages, mid-century residences, and newer construction built to current coastal wind standards.

On the other side, you've got the mainland — Bradenton proper, the fast-growing master-planned communities like Lakewood Ranch, and the established suburban neighborhoods in between. The roofing here is mostly shingle and tile on conventional residential construction, with commercial properties along the US-41 and SR-70 corridors.

We work both sides. The materials, the installation methods, and the code requirements are different between the island and the mainland, and we spec accordingly. Anna Maria Island is a 7-mile barrier island with three municipalities — Anna Maria at the north end, Holmes Beach in the middle, and Bradenton Beach at the south end (Coquina Beach is the southern tip of Bradenton Beach). For roofing purposes, they're one continuous island with the same conditions: direct Gulf exposure, salt air, sustained wind loads, and strict coastal building codes.

The housing stock on AMI ranges from 1950s and 1960s beach cottages to newer elevated construction built to current hurricane code. The older homes are the ones that keep us busiest — many still have original or second-generation roofs that are past their lifespan. Because the island has height restrictions and a strong preservation ethic, most re-roofs match the existing profile rather than changing the look.

The salt environment on the island is aggressive. We see pipe boots fail in 7–8 years instead of the 12–15 they'd last on the mainland. Galvanized flashings corrode visibly within a few years. Everything we install on AMI uses marine-grade or stainless steel fasteners and flashings — standard galvanized isn't an option this close to the Gulf.

Bradenton Florida residential neighborhood

Bradenton

Bradenton is the county seat and the largest city in the area, with a diverse housing stock that spans decades. The historic neighborhoods around downtown — the Village of the Arts, Old Northeast, Braden Castle — have homes from the 1920s through the 1960s with a mix of shingle, tile, and some flat-roof structures. These older homes often need careful work that respects the character of the neighborhood while meeting current code.

East Bradenton and the neighborhoods along Cortez Road, Manatee Avenue, and 26th Street are more typical suburban construction from the 1970s through the 2000s — predominantly shingle roofs, many of which are now 20–30 years old and in the re-roof window.

The commercial market in Bradenton is significant too. Strip malls, restaurants, office buildings, and mixed-use properties along US-41 and Manatee Avenue need flat roof maintenance, TPO and modified bitumen systems, and regular storm damage repair.

Lakewood Ranch

Lakewood Ranch is one of the fastest-growing master-planned communities in the country, spanning the Manatee-Sarasota county line. On the Manatee side, the housing ranges from starter homes in the 2000s-era neighborhoods to high-end custom builds in communities like Country Club East and The Lake Club.

The roofing here is predominantly architectural shingles in the mid-range communities and tile or metal in the upscale sections. HOA architectural review is a fact of life in Lakewood Ranch — nearly every neighborhood has specific requirements for roofing material, profile, and color. We work within HOA specs on every job and can provide product samples and documentation for architectural review before work begins.

The earlier Lakewood Ranch neighborhoods (built 2000–2010) are now entering the re-roof window. Homeowners in these areas are starting to see curling shingles, granule loss, and the early signs that the roof is approaching end-of-life. The housing is more affordable, the lots are larger, and the construction is almost entirely shingle with some metal roofing on the more rural properties.

Parrish in particular is booming with new construction. The master-planned communities going up there now (North River Ranch, others) are creating a wave of new roofing work. And the older Palmetto neighborhoods along US-41 and 10th Street have homes from the 1950s through the 1980s — some still on original roofs.
